Responsibilities

The Assessor determines the value of all real and personal property in the Township every year. The assessments may change based on factors such as an addition to a structure, damage by fire, etc.  Additionally, the Assessor’s Office maintains property descriptions and maps for taxing purposes.  Property owners are responsible for reporting any changes that would affect values.  By state law, all property is required to be assessed at 50% of the true cash value as of December 31st.  Tax bills are determined by multiplying your taxable value (not assessed value) by the local millage rates and are affected by millage increases approved by the voters and the decisions of various taxing jurisdictions.

Property Online Assessment Information

Residents can access their property information online.  Information about taxable value, property taxes owed, a map of the property, and legal description of the property are some of the information available online.

The assessor gathers all relevant community information including:

  • Interest Rates
  • Operating Expenses
  • Real Estate Sales
  • Rental Incomes
  • Other Factors

Three approaches are used to determine value:

Board of Review

Every year in February, assessment notices are mailed to all property owners in the Township. Appeals of assessed or taxable values placed on property by the Assessor may be made to the Board of Review. If you wish to appear before the Board of Review, an appointment is necessary. Please phone the Assessing office at (734) 475-2401

Residents who wish to appeal their value should provide documentation to support why their assessment is too high. Provide documentation of comparable houses in your neighborhood that sold at lower prices than your appraised value, or provide a recent appraisal reflecting the fair market value of your home. The Assessing office has sales information where you can look at sales in your neighborhood and compare them to your home. It is also a good idea to review your field inspection sheet in the Assessing office for accuracy. If there is an error, it should be brought to the attention of the Assessing office.

All persons protesting their assessment must complete a petition (form L-4035) which can be obtained at Lyndon Township Hall or is available here: FORM L-4035
